    Sales & Lettings Agency

    As with other aspects of our services, property disposals will be tailored to suit the client's requirement ranging from as confidential a service as possible to full exposure to local, regional and national markets. Extensive contacts and mailing lists have been built up over the years and are actively maintained to ensure effective mailshots. In addition, pro-active marketing with targeted approaches to potential purchaser and occupiers as appropriate.

    Traditional marketing methods are enhanced by our internet and computer based systems which automatically match requirements with available properties and provide fully downloadable details.

    Having established an active mailing list of over 400 private investors, we have an excellent track record of securing sales by private treaty by way of direct mailing. Full access to the national market and utilisation of current investment web pages assist in extending the market as and when required across a broad spectrum of property types and values.     From our background of being extremely active on an agency basis throughout the region, we feel we are well placed to advise both landlords and tenants with regards to rent review and lease renewal situations. Instructions are handled in a swift and efficient manner so as to ensure progress is maintained throughout the negotiating process and the matter is not left to drift, which is often the case due to the lack of willingness to negotiate by the other party.

    As a firm of fully qualified chartered surveyors, with a minimum of 20 years' experience, you can be sure your instructions will be dealt with at a senior level throughout the whole process. We are increasingly involved in references to third party submissions including preparation of submissions and counter-submissions, and dealing with expert reports.

    WWe aim to offer a swift, efficient, flexible and personal service to lending institutions throughout Cumbria, North Lancashire, the Fylde coast, south west Scotland and adjoining areas. Our clients include the main high street banks and building societies as well as major insurance companies and private banks.

We ensure tenants comply with their obligations, attend to rent collection and regular inspections and we are regulated by the RICS DPB scheme for regulated insurance activity.     We have the latest property management computer software to deal with rent demands, statements, service charge budgets and reconciliations, VAT and diarising important dates in leases to ensure rent reviews, lease renewals and tenants' covenants are complied with.

  One of the strengths of our business has been acting on behalf of private individuals in respect of all aspects of property investment and management. Clients range from high net worth individuals to family trusts and charities and we offer a fully managed service dealing with all aspects of various clients' needs.

  • Our service includes a named director as the point of contact and we have built long-standing relationships with particular clients and their various advisers in order to provide a trouble free management service for property portfolios. We act on behalf of clients in the acquisition of properties including acquiring investments by private treaty, auction or off-market transactions and then look after the properties and deal with all tenant enquiries on behalf of clients. We are able to report to clients on a quarterly (or more frequent) basis, remitting rental income directly to clients with supporting documentation by post or email. We also liaise with financial advisers such as accountants or offshore trust companies.

    Property investment in recent years has seen a significant return on capital, compared with cash or other forms of investment, and whilst owning property as an investment means hands-on management is required, this is a service we offer to clients as part of clients’ wider investment portfolios, and property as an investment provides an attractive asset class in a balanced portfolio.

    We are also able to act on behalf of clients in situations where a portfolio needs expanding or reducing, including disposal of investment properties and advice on asset management and active management where situations such as refurbishment or redevelopment of a property will provide additional income opportunities.

    We have recently acted on behalf of former business owners who, having sold their businesses, are seeking to reinvest capital in a range of investments including property; here, we have arranged to purchase a balance of investment properties and subsequently manage these on behalf of the client.

  Peill & Company offers a discreet and expert service in advising directors, companies, insolvency practitioners and fellow professionals in connection with property assets for companies and organisations.
